How To: Tracking Construction Opportunities with Preconstruction

Scenario #1: One Project/JIP - Construction Opportunity with Long Preconstruction Period

  1. If the overall pursuit is a single contract with an eventual OCO for the GMP, the construction opportunity should reflect the full amount including preconstruction efforts. When it transitions to the preconstruction phase, convert the opportunity to a JIP for preconstruction billing and tracking (assuming preconstruction is billable).
  2. The conversion of the full value will not impact the JIP, as the team should only input preconstruction budgets into the CMiC job. 
  3. Once converted to JIP, update the Unanet opportunity from 10c-Sale Closed (JIP) back to 10b-Sale Closed (Preliminary Award) for visibility, indicating ongoing preconstruction work. Include a note in the opportunity description indicating combined construction/precon efforts.
  4. Continue to manage the opportunity's Preconstruction Start/End Dates, Construction Start/End Dates, and the final Potential Swinerton Revenue.
  5. After finalizing the GMP, move the stage back to 10c-Sale Closed (JIP). If no final GMP agreement is reached with the client, move the opportunity's stage to 11-Lost.
  6. For any Business Planning adjustments, use the DM Adjust feature. These steps ensure that the construction value is captured as a Preliminary Award in Business Planning, rather than as a Pending OCO in your JIP.





Scenario #2: Two Projects/JIPs - Construction Opportunity with Separate Preconstruction Contract

  1. If the opportunity was initially pursued as a single effort, but the client decides to split preconstruction and construction into separate contracts, ensure that the construction pursuit is created as the parent opportunity, and the preconstruction pursuit is the child opportunity.
    1. The preconstruction effort should NEVER be created as the parent opportunity unless you know from the outset that the pursuit is purely preconstruction and no construction will be involved.
  2. Select the appropriate submittal type for both the construction and preconstruction efforts, especially ensuring the preconstruction opportunity's Submittal Type/Effort Level is set to 05-Preconstruction Only.
  3. When ready to convert the opportunity to JIP, you can move each opportunity independently based on the awarded contract terms with the client.
