Construction KPIs - Project Analysis Summary - How-to Use
The Construction KPIs Dashboard is intended as a tool to assist RM, DM, OM, PX and PMs with identifying risks throughout projects following CMiC month-end forecasting. This document is intended to assist with navigating and reading the Construction KPI Dashboard, if you need assistance with forecasting please visit the CMiC Forecasting How-To or talk with your Local Champion.
Filter by Region, Division, or Department
Multiple methods for filtering metrics exist, including by Region, Division, or Department as well as by Job.
Note: Multiple filters may be used, and each will impact the others. To make multiple selections first, select one and then hold Ctrl to select additional.
STEP 1: Set the Month Year to current Month-End
STEP 2: Set Region, Division, and Department as applicable
Filter by Job
This filter method can be done with or without filtering by Region, Division, or Department first.

STEP 2:Use the Drop-down menu on Job filter to locate or Search for the Job #.
Clear a Filter
On any filter section, use the Eraser located at the top right of the Drop-down.
Header:
Contains filters for modifying and changing data types throughout the dashboard. Project Completed Cost % as well as Schedule Current Contract % Complete. Filter options here include:
Month Year – This is the Month-End being looked at.
Region – Regions throughout Swinerton
Division – Division Filter for all divisions throughout Swinerton
Department – Department Filter for specific departments
Job – Job Filter (can be searched via name or number)
SP – SP Job Filter to select Self-Perform projects within the Main Job, especially useful for digging into these projects at a individual level when reviewing a project without pulling multiple PSRs to compare.
Total Swinerton Fee KPI:
The only KPI included here is the Total Swinerton Fee from box 7 on the PSR, this will reflect all self-perform projects tied to the job being reviewed, if looking at the main project ensure forecasts are complete for all self-perform jobs first under the main project prior to working on reviewing the Construction KPI dashboard.
Forecasted Fee vs Revenue Forecast – Forecasted Total Fee Dollars / Forecasted Total Revenue Dollars.
Budget KPIs
Cost % Complete vs Schedule % Complete – Looking at the difference between the Current Contract Schedule % Complete and the Cost % Complete.
Buyout Process – Buyout Dollars / Cost Forecast.
Contingency Used – % of used contingency
Allowance Used – % of Original allowances planning to be used as of month-end
GCs, GRs, & Labor KPIs
GCs % Complete Variance – Variance between GCs % Complete and Schedule Current Contract Complete. GCs are identified by the phase type GC.
GRs % Complete Variance – Variance between GRs % Complete and Schedule Current Contract % Complete. GRs are identified by the phase type GR.
Labor % Complete vs Schedule % Complete – Variance between Labor % Complete (from Box 1 of the PSR) and Schedule Current Complete % Complete.
Change Orders
Unposted External PCIs – All External PCIs with a status which is not Cancelled and is not Posted
Unposted External PCIs – Proceeding – All External PCIs which are NOT: Approved, Cancelled, Pending – Not Proceeding, Submitted – Not Proceeding
Unposted Internal PCIs – All Internal PCIs with a status which is not Cancelled and is not Posted
Schedule
Substantial Completion Variance – Number of days between Contract Substantial Completion Date and the currently Scheduled Substantial Completion Date.
Finance
Cash Status – Combination of JTD Costs, Billings, Receivables, Payables and Retention. Calculated and Stored daily for all open jobs in a reporting database.
Aging Receivables over 45 days – Total of unpaid invoices sent 45 days or more in the past.
Over (Under) Billing – Box 5 of the PSR related to current billings and earned revenues.
Self-Perform
Concrete Labor % Complete vs Schedule % Complete – Variance between completed Labor % Complete on the Concrete job versus Schedule Current Contract % Complete.
Drywall Labor % Complete vs Schedule % Complete – Variance between completed Labor % Complete on the Drywall job versus Schedule Current Contract % Complete.
Concrete Duration Variance – Number of Days Variance between the Schedule Current Contract Completion date and the Schedule Substantial Completion on the Concrete Job.
Drywall Duration Variance - Number of Days Variance between the Schedule Current Contract Completion date and the Schedule Substantial Completion on the Drywall Job.
Labor Overruns (Gain/Loss) Self Perform – Total Labor Overrun % (Gain/Loss) for all combined Self Perform jobs less total Cost Forecast – Labor versus Revenue Forecast – Labor category in box 1 of the PSR
Unposted External PCIs Self Perform – Total Unposted External PCIs on Self Perform jobs versus the Current Owner Contract Value for all self-perform jobs combined
Unposted External PCIs Proceeding Self Perform – Total Unposted External PCIs with a status including Proceeding Self Perform versus the Current Owner Contract Value for all the Self Perform Jobs Combined.
Cash Status Self Perform – Total Cash Status for the PSR for all the Self Perform Jobs Combined.
