BIM 360 Glue: Setting Up the Correct Coordination Phasing for Your Project

Steps Involved:

STEP 1: Begin reviewing the default flow chart for Glue, New or Retrofit Project?

STEP 2: Understand the status of the Design, what is complete what isn’t?

STEP 3: Review the Construction schedule, where is the Superintendent beginning first?  Is there sufficient time to complete coordination before construction?  You may have to phase out your coordination to follow the schedule. Some retrofit projects begin on an upper floor not always level 1.

STEP 4: Typically you begin coordination with Underground first, Level 1, Level 2, etc. Step 2 and Step 3 may change this scenario.

STEP 5: Based on the information above, you should be able to understand the major phasing for coordination.

  • Phase 1 – Underground/Basement (as applicable)
  • Phase 2 – Level 1
  • Phase 3 – Level 2
  • Continue phasing by level as applicable
  • Consider Shaft Coordination early in the coordination project. Typically in Phase 1 or Phase 2

STEP 6: Each phase you should understand in detail how to coordinate. Please review the default flow chart. As you can see there are 5 Stages to each Phase of coordination.

STEP 7: Furthermore, if you have a large foot print of a building, you may want to consider dividing the floors into half’s and or to portions that best fits. Other words Phase 1 may have Phase 1 Area A and Phase 1 Area B. Each Area will have the 5 Stages to follow.

STEP 8: Also consider that HVAC likes to begin from the shaft, Plumbing from the Shafts and Plumbing Risers, Electrical likes to begin from the Electrical Room and IDF Rooms. Fire Sprinkler likes to begin with Ceiling plan to layout their heads then branch lines and Mains last.


Why this step is important: 

1.  Allows you to effectively begin coordination with a plan

2.  Project subcontractors have a better understand how they should prepare their detailers.                

Do's: 

1. Be sure to consult with the Design Team/Subcontractors on your proposed phasing schedule. Encourage
feedback.

2. Ensure you have incorporated the construction schedule into your phasing plan

Don'ts:

1. Change the phasing unless necessary. Stick to the plan

2. Begin coordination on a phase that is last constructed
